Back in 2009, this former Seed Developments building became available. O2i Design Consultants were asked to design some flexible office spaces which could be used by a variety of tenants. From a tired and run down shell, this refurbished seed packing factory is home to a number of rural businesses that are enjoying a light and airy workspace in the Somerset countryside.
The original building was a complex arrangement of spaces. Built mainly in brick and concrete, the building had a very large 'footprint' and covered two floors set into a steep hill so there was no natural light to the middle of the building. The new owners wanted to use the building for their own business and let out the remaining space. O2i Design consultants were asked to help secure the use, gaining planning and building regulations approval.
Our designers developed a simple strategy for the layout of the building, bringing daylight into a central stairwell and forming a layout that was flexible enough to accommodate a range of potential tenants while complying with the more complex regulations for multi-occupancy commercial buildings. With a strict budget it was vital to establish a strategy for the building from the start and fit-out work continues as more tenants arrive.
